Hello and welcome to Pinewoods

Welcome to Pinewoods, part of the Holkham Estate situated on the North Norfolk coast. We are delighted that you have chosen to hire a holiday home with us and hope you enjoy a fabulous and memorable stay.

The following pages provide instructions on how to use the appliances within your holiday accommodation safely and important information regarding health and safety, emergencies and our flood risk advice. Please take a few minutes to read through this information.

We are proud to hold The David Bellamy Gold Conservation Award since 2000 for our continuing commitment to protecting and enhancing Britain’s natural environment. We hope that you can help us continue this. You may not have realised this but Norfolk is one of the driest areas of the UK, so although your comfort is our priority, your support is appreciated to help us conserve water. Gas and electricity are both included within the price of your holiday, similarly we ask that try not to waste energy. You will find a general waste bin bag, recycling waste bag and a glass waste bag within your accommodation. Please use these to split your waste and dispose of them in the appropriate bin found in the external refuse areas marked on the park map provided to you.

Families, dogs and wildlife are all part of what makes Pinewoods special and unique. Help us to look after the landscape and wildlife by disposing of waste in the bins provided, guarding against fire and using footpaths and cycle ways responsibly.

The park is located adjacent to the Holkham National Nature Reserve which covers about 3706 hectares from Wells-next-the-Sea to Burnham Overy and comprises a number of rare and precious habitats including salt marsh, sand dunes, pine woodland, beach and grazing marsh. It is renowned for biodiversity and home to thousands of species, many of which are rare. Please respect nesting birds, seals and other wildlife along your walks as disturbance is one of the biggest problems affecting their wellbeing. Although the nature reserve welcomes visitors, you will see signage which indicates where you are asked not to go in order to protect and conserve sensitive habitats and species.

If you are a dog owner then please keep your dogs on leads when on the park and also within wildlife nesting areas. Please clear up after your dog and place the bags in the dog disposal bins. Complimentary dog bags are provided on the main walks into the pine woods and the beach.

Pinewoods has been welcoming holidaymakers for over 60 years. As an integral part of the wider Holkham estate, we are lucky to have an amazing location, in an Area of Outstanding Natural Beauty on the north Norfolk coast and adjacent to the Holkham National Nature Reserve. This special place has a range of environmental designations including being identified as a Site of Special Scientific Interest.

A bit of history

The North Norfolk coast is an intimate blend of part wilderness, part working landscape. Centuries ago the tidal creeks were large enough to allow ships to load cargo from a staithe at Holkham Village. From 1639 a series of embankments were constructed by landowners, including the Coke family of Holkham. By the time the Wells embankment was completed in 1859 by the 2nd Earl of Leicester, 800ha of saltmarsh had been converted to agricultural use. In the late 19th century, the 3rd Earl of Leicester planted pine trees on the dunes, creating a protective shelter-belt.

Caring for our environment

At Pinewoods we strive to protect this unique, fragile and special area. On the Spoonbill Drift Touring Park the long grass encourages wildflowers, birds, reptiles and insects to flourish. The toilet blocks have living roofs which absorb rainwater, provide insulation and create a habitat for wildlife. Inside, there’s low energy and automatic lighting, energy efficient hand dryers and ventilation, water efficient pressure taps, cisterns and urinals. Explore the park and find cladded buildings, solar panels, a nature trail, bug hotels, and more!

A special location

Our site nestles behind pine-topped sand dunes and the historic port of Wells-next-the-Sea. The spectacular landscape designates the Norfolk Coast as an Area of Outstanding Natural Beauty (AONB) and we support the ‘AONB dark skies’ by keeping lighting on the park to a minimum. We benefit from having guardianship of a Site of Special Scientific Interest (SSSI) in the centre of the park, Abrahams Bosom, attracting a range of wildlife. There is a largely unknown boardwalk which provides an exciting way to experience this nationally important location.
